Well you won't have to have the load screen anymore. So it wouldn't be bad at all. I'm really looking forward to townies having there own houses.

I just read a really long article talking about how townies will lead complete lives...marriage, children, getting rich, going broke, etc.

So I'm wondering how they'll handle the house situation. Maybe they'll only have children to fill the amount of beds. And since we can zoom to each house easily, we could customize the rooms in the blink of an eye. I'm really concerned about this though because sometimes EA seems to not fully think through their game design. I really like where the new team is headed though so hopefully they'll be more thorough.
